TEXARKANA, Texas — The Texarkana, Texas City Council approved a property exchange Monday night that hands the city-owned Golf Ranch near Bringle Lake to Texas A&M University-Texarkana.
In return, the city receives approximately 138.8 acres of university-owned land earmarked for future residential development — vacant, non-floodplain acreage situated between Clear Creek and the western edge of the Oakwood subdivision.
The Golf Ranch property covers roughly 249 acres along Bringle Lake, directly across from the A&M-Texarkana campus. The deal, valued at approximately $2.5 million when it was first briefed to the council in June, also settles the leasehold interest tied to the golf course lease — appraised at $1.2 million — and ends the city's lease with Texarkana Golf Ranch LLC.
For golfers and trail users, the practical picture doesn't change much. The agreements preserve the public nature trail around Bringle Lake, and university officials have said the 18-hole championship course — a Jim Fazio design that opened in 2002 — will remain open to the public, with extensive renovations planned. The university has also discussed offering a resident rate for the course.
For the city, the upside is on the tax rolls. The university land coming to the city is currently tax-exempt, but residential development on the 138.8 acres would return the property to taxable status while adding housing inventory on the city's north side.
